The design/consulting team consisting of Arquitectonica and Muñoz & Company, with WSP, Structures TT, Langan, Ricca Design, and Vermeulens was engaged to prepare an architectural program of requirements for the addition and renovation of the Rotary House Hotel on the north campus of the MD Anderson Cancer Center. The architectural program is intended to give the design team a workbook from which to design. The program lists all of the technical requirements along with sizing and adjacencies for each of the individual spaces required by the tenants of the building for projected needs on a ten-year horizon. The architectural program is not intended to stunt the creativity of the design team by advocating any design style or procedure. All diagrams and/or drawings contained herein are intended to illustrate the relationships involved and are provided as examples to augment the text. This project includes the design, construction and activation of a new hotel tower immediately adjacent to and connected to the existing and occupied Rotary House International (RHI) hotel, located at the corner of Holcombe Boulevard and South Braeswood Boulevard. The program Includes a hotel tower addition that includes approximately 182 guest rooms and suites, plus additional support space. The expansion will remove 7 existing suites on the second level to accommodate an enlarged kitchen and back of house space. The new expansion and renovation project will result in a net addition of 175 keys. The project includes renovation and expansion of portions of the existing facility to improve the functionality of the hotel, such as possible relocation of the front desk and the expansion of the kitchen and dining areas. While expanding the existing kitchen be aware that it must remain operational which may require a phased construction approach to not disrupt hotel operations. The project will be designed and constructed to a “Marriott Premium” level (ex. Marriott, Sheraton, Marriott Full Service) The building Includes as an alternate to the project, the design of a pedestrian bridge across South Braeswood Boulevard that will connect the Braeswood parking garage with the existing bridge circulation system located west of the existing hotel. The adjacent hotel will remain in operation throughout the project, requiring a phased construction approach. Building utility services may also be shared, but this will need to be defined further during the design and preconstruction phases.
