Rosslyn Sector Plan states that the maximum building height is calculated as the distance from the average site elevation to the main roof, which is 290 ft. Rosslyn Sector Plan allows mechanical-only penthouse space above the main roof. Design includes two separate lobbies and building cores in order to accommodate different price points/ownership structures in the building. Upper floors (approximately Floors 23-28): These will be condo or high-end rental units. These units will be larger and include one-bedroom, two-bedroom, and possibly three-bedroom units, with the majority of units being two-bedroom or larger. The units will average 1,200 SF in size. There will be between 100 and 150 condo/high-end rental units. Lower floors (from the ground floor to Floor 22): These will be rental units –studio, one-bedroom, and two-bedroom. These units will be smaller in size than the upper floor units, averaging 750-800 SF. Assume that approximately 10% of the units are studios, 60% are one-bedrooms (including junior one-bedrooms) and 30% are two-bedroom units. There will be between 450 and 500 rental units on the lower floors. The building’s orientation should maximize the number of units with views that face east and/or south, overlooking the Potomac River, National Mall, and Arlington National Cemetery. Similar to what already exists on the site, the Project will feature a podium structure. Assume that half of the parking is below-grade and half above-grade We will want to explore the feasibility of including a porte-cochère at the Project to accommodate residents and visitors, as well as food deliveries, coming to and from the building. While we likely cannot have a second curb cut to accommodate this feature, we could have a turnaround internally on the property, presumably above the street level. The architect will need to recommend location and sizes for amenities, including the possibility of an exclusive set of amenities that serve only the upper floors. A pool with views is a must-have amenity.
