The Curtis Block is uniquely positioned to integrate the dynamism and density of the City Centre to the north, with the pedestrian scale and livability of the Beltline neighborhood to the south.As a crossroads of intermodal overlap between city-wide systems (LRT and Macleod Trail) and local routes, the Curtis Block development proposes to integrate active building edges and long stretched public benches into a comfortable streetscape, optimizing livability for a dense pedestrian-oriented urban district. As well as connections with the surrounding city. The streetscape aims to enlarge the urban forest through the design of large contiguous soil volumes that promote large healthy street trees and a robust tree canopy along the development perimeter of the block. As a neighborhood poised for future development, the design for Curtis Block aims to inform the future evolving urban design character for this emerging district. This mixed-use development features excellent access and exposure at the intersection of 12 Avenue SE and Macleod Trail SE. Located within the vibrant mixed-use Beltline neighborhood and across the street from the Calgary Stampede grounds, the project is set to be a dynamic addition to central Calgary. Residents will experience a curated urban community lifestyle through its unique amenities such as a communal terrace, media and gaming areas, fitness facilities, and more. The development’s Beltline location will be within walking distance of downtown and a multitude of shopping, restaurants, services, hotels, transit, and entertainment options, making the area a true mixed-use destination. The 12th Avenue project is being developed in two phases. Phase 1 comprises 650 residential suites (approx. 1,000 residents) over two towers (34 and 37 storeys) with 16,500 sq. ft. of retail space on the ground floor (units ranging from 730 sq. ft. to 2,200 sq. ft.). Upon completion, there will be a total of three towers featuring 1,030 residential suites (approx. 1,550 residents).
